Camelot Park is a beautiful south Tulsa neighborhood located between Yale and Sheridan Avenues, just south of 101st Street.  Our neighborhood is served by the Jenks Public Schools, including the award winning Jenks Southeast Elementary School. As you can tell from the above list, all the homes that were listed for sale this summer, with the exception of two homes on South Granite, have sold.  Camelot Park home values continue to escalate despite higher mortgage rates, due in large part to the Jenks SE School District, and Camelot Park being a well-kept and desirable neighborhood!


We are a Community


Jami Nato, author of "This Must Be the Place", and former children's ministry director in Kansas City wrote the following:


I don't know who it was that first said, "Let's make an annual neighborhood picnic!"  But I wish I could thank them.  It's the person with the idea first that takes the risk of rejection.  I was watching a video today from an older lady and she said something like, "Take the risk!  You get to be my age and realize it was all so silly to take yourself so seriously!"


A lot of people say they want community but they take no steps to live in it.  The HOA is stupid, the meetings are pointless, I won't know anyone there, I have better things to do like scroll social media!


But what would happen if you told yourself a different story?  What if it wasn't stupid and pointless and you gave it a chance?  What if you took the risk and created a neighborhood picnic?  My husband, the picnic proselytizer goes door to door with the block party flyer and knocks on doors the week before as if to say, "We want you here!"


And we do.  I met several new couples and invited them to the Halloween party we host every year.  I got to see several people I hadn't seen since the last picnic.  Bonus:  my kids were absolutely exhausted and fell right to sleep from playing volleyball or jumping in the bounce house.  It's just good to be together, especially after COVID made us create new isolating habits.  What once served us, no longer does.  But it's hard to put yourself back out there.


All that to say, if you take the risk, you might actually create the community you desire to live in--for yourself, yes.  But, also for a lady you don't known, perhaps never will, 20 years down the road.


Fall Festival


You may have noticed that the Fall Festival is missing from the Calendar of Events.  Unfortunately, Camelot Park's current budget does not allocate sufficient monies to fund such an event; thus, it was the decision of the Board of Directors to cancel this event.  This as extremely disappointing to the Board because our 4th of July event was such a huge hit and very well attended, and we very much want to foster the sense of community we feel is building in our neighborhood.  The Board is hopeful that homeowners agree and that future budges will be sufficient to allow for such events.


Christmas Ornament Exchange


Courtney Jorden has graciously agreed to once again host Camelot Park's annual ornament exchange in her home, 5320 East 101st Place, December 7, 6:30 p.m. to 8:30 p.m.  Please bring a wrapped ornament, approximate value of $10.00 and your favorite appetizer or dessert to share.

We have a private Facebook group where neighbors share curb alerts, lost pets, etc.  If you have requested and been denied access, it may be because the membership questions weren't answered.  Please complete the questionnaire with your home address so we can validate the request is real.  We get requests from spam accounts daily and occasionally some slip through.  If you were denied previously, please apply again to the community page!


No Soliciting


Just a reminder we have posted at the entrance a "No Soliciting" sign.  Some door to door folks occasionally believe that it's ok to ignore that.  If a professional company solicits at your door, feel free to tell them we have it posted and they should leave.  This keeps a safer environment for everyone when just the people who live here, our invited guests, or people here to work on our property are present.


Landscape Update


This week the frontage on 101st will be aerated, seed start fertilized and over-seeded with fescue to help fll in some bare and thin spots.  This is the second of a three-year plan to open up the compacted soil and grow back turf in that area.  If your home backs to Camelot Park's frontage wall, please ensure you are keeping growing vines off the wall and brick topper.  Vines, by their very nature, will eventually invade and destroy stucco and brick.  They need a monthly check to keep them in check!  We also ask no pool, sump pump or gutter drainage be directed to empty and run under the wall.  This erodes the foundation of the support pillars and causes erosion in the frontage grass.  Finally, tree limbs should be kept free from resting on top of the wall or pushing into it.


Please inspect along your property side of the wall and remove and redirect anything impinging before the first freeze.


Leaves will soon be falling.  Please be a good neighbor and keep yours mulched down, raked up and out of the street curb.  The wet leaves on concrete will compact making it slippery for pedestrians, clog up the storm water system and cause flooding into the streets.  Thanks in advance for cleaning up your yard and beds to maintain our beautiful Camelot Park aesthetic!


Final Thoughts


There are going to be a number of vacancies in the Camelot Park Board of Directors for 2024 that need to be filled.  The Board is ware that a large majority of our new homeowners are folks with young children.  Nothing would make this Board happier than having you step into these vacancies.  If you feel led to serve, please contact any board member.

Camelot Park Homeowners' Association

Re:  2024 Homeowners' Dues Increase


The Camelot Park Homeowners Association Board of Directors ("Board of Directors") has determined that the amount of dues collected annually no longer covers expenses incurred.  Since 2019, an increase of 5% has been implemented annually but that adjustment has not aligned with increases in current costs.  Accordingly, the Board of Directors recommends the annual HOA dues of $288.75 be increased more than the 5% allowed without homeowner vote (see "Restated and Amended Covenants and Restrictions for Camelot Park Addition dated August 24, 2010, item (b) page 2").  The additional increase will require, per the bylaws, homeowner approval by vote.  The largest percentage of the budget is maintaining the subdivision frontage and entrance, the costs for which are rising beyond what our budget affords.  Camelot Park HOA annually solicits bids through scope of work Requests for Proposals and is currently compiling those bids for 2024 budget determinations.  Historically, these have returned with higher costs than our budget can cover, even with  the 5% increase.


Two information meetings will be held to answer questions or comments you, as a homeowner, may have about this recommendation.  Please plan to attend either October 9, 2023, or October 23, 2023 at 7:00 p.m. at the River Oaks Presbyterian Church, just west of our subdivision.  These meetings are being scheduled specifically for (i) transparency; (ii) for homeowners to see the data supporting the Board's recommendation, and (iii) a timely annual meeting and vote for the dues increase.


If you are unable to attend the annual meeting on November 14, a proxy ballot will be provided to you pursuant to Article V, item (E) of the Amended Bylaws of Camelot Park Homeowners' Association dated July 19, 2010.  Please contact Peggy Holmaas or Dave Egbert to obtain your proxy.


The Board of Directors are all homeowner volunteers who endeavor to be good stewards with your HOA monies.  We work to keep a cohesive community aesthetically pleasing to make the subdivision a desirable area to live.  A Neighborhood.  The results of these efforts have seen a remarkable increase in our property values with properties selling quickly and at a premium price.  All of us living in Camelot Park have been impacted by inflation and rising costs and a subdivision's budget is not immune from the same increases.  We thank you for your consideration and attendance to this matter.
